Apartment Block Management

OMK act as the Agent for the Owners' Management Companies (OMCs) of several apartment complexes in the city centre. We oversee regular maintenance and upkeep of common areas such as electrical and gutter repairs, CCTV and alarm installations, and access control management. As an Agent, we provide a range of services to cater to the needs of all owners/members.


Our Apartment Block Management services include...


  • Service Charge collection and management. At OMK we adhere to firm schedule, and offer efficient payment plans to all of our clients, while at the same time organising steady cash flows in order to ensure property maintenance and landscaping/upkeep remain at their highest quality.

  • External and Internal Property Maintenance. OMK liaise with several secure, trusted contractors and service providers, ensuring that each apartment complex is regularly maintained to the highest standard.

  • Payment of all the Company’s Bills and Expenses in a timely manner

  • Maintaining all Book-Keeping and Banking Records.

  • Management Meeting: arranging and attendance at regular management meetings with the Board of Directors and noting / recording the minutes of same. Financial Reports are issued for all Management meetings and to Directors on request.

  • Preparation of Books for Accounts for Auditor we prepare the company books of accounts for Audit and at the end of each financial year. Copies of the Auditor’s Report are circulated to all owners along with the notice convening the A.G.M.

  • Insurance Matters: all insurance enquiries and correspondence, including correspondence in relation to insurance claims should be passed through this office for onward transmission to the Broker &/or the Insurance Company. Additionally, we would negotiate Insurance renewal terms on behalf of the Company.

  • Inspections:- Regular inspections will be undertaken with a view to identifying problems or potential future issues at an early stage. Such inspections ensure that the regular maintenance and cleaning arrangements are adhered to and completed to a satisfactory standard.

  • Arrangement of all Maintenance Contracts & Supervision of all agreed works carried out, on a reasonable basis, and the obtaining of prices / quotations for all such works.
